What do my monthly dues cover?
Monthly dues pay for your water, garbage, and sewer for your unit. It also pays for your air conditioning. All the homeowner pays for is the fan to blow the cold air in your unit. This means that the average electric cost in the summer is about $80 per month. It also covers general insurance costs for the building, which means you only have to purchase coverage for your contents and fixtures inside your unit. The dues pay for management of the building along with maintenance and staff, including housekeeping, valet service, and concierge. Your dues cover expenses for all of the amenities found at LaTour.
What do I have to pay for besides dues?
You are responsible for cable and internet services. LaTour has the most up-to-date fiber optics system from AT&T available. You also pay your own electricity costs. Note that units have individual electric furnaces so you pay for heating. However, LaTour is a very well built building with significant concrete walls that insulate very well, keeping costs low.
Is there security at LaTour?
LaTour has controlled access from all public areas with an extensive network of video cameras and individually fobbed entrances. The front desk is staffed 24 hours per day. Security systems were established per the recommendations of the U.S. Secret Service.
The dues seem to be high. How do they compare to other High Rise buildings?
Actually LaTour dues are near the average mid point. It is somewhat difficult to compare with other high rise condos because the dues cover different things at different buildings. Many buildings do not offer the amenities that are found at LaTour or are not staffed in the same way.
How are dues calculated?
Dues are based on the square footage of your unit. Larger units will pay higher dues than smaller units.
Is LaTour a 2-pipe or 4-pipe system?
LaTour homeowners have the option of having either cooling or heating at any time during the year. This is commonly known as a 4-pipe system. This is the more flexible and preferred method for maximum comfort. There are high rise buildings in Dallas which are only 2-pipe systems. Unfortunately that means that if there is a hot day in the winter there is no air conditioning. Nor is there heat on an unexpected cold day in the spring or summer.
Does LaTour have a Reserve Fund?
Absolutely! The importance of adequate reserves, both for good fiscal management as well as being necessary to meet lending guidelines, cannot be understated. The LaTour Board has been very proactive for many years in funding reserves to meet our needs and to provide funds for planned, as well as unexpected expenses.
Are there special assessments?
While this is always a possibility in all high-rise condos, the Board makes every effort to ensure that budgeted expenses and reserves are sufficient to prevent extra costs. To that end the Board commissions a study, routinely updated, to determine the longevity of building systems and expected time frames when required maintenance and/or replacement may be needed.
I heard that some high rise condos are not well maintained. How about LaTour?
LaTour is a very well built and structurally sound building. The Board and Management have always been very aggressive in ensuring that all aspects of the building are maintained, replaced, and updated as needed and on a regular schedule.
Do you have a laundry room?
LaTour condo units all have individual hookups for full size washers and dryers.
What about parking?
Parking spaces are deeded and assigned with the unit and do not change with a new purchase.
Is storage a problem?
Each condo unit at LaTour has a deeded assigned storage space that is secured. Measuring Approximately 4ft x3ft x 8ft
I’m in the Federal Government Witness Protection Program. Will my privacy be protected?
Absolutely. Information regarding residents at LaTour is never routinely released or discussed. News media are not allowed in the building and any questions are directed to the management office.
